These are the questions buyers actually ask us about ACE Parkway 2.0 — answered as things stand, with the caveats left in. Where the honest answer is "nobody knows yet", that is what you will read.

Can I book ACE Parkway 2.0 right away?

No. ACE Parkway 2.0 is pre-launch — UP-RERA registration is applied for, not yet issued — so no booking, allotment or Agreement for Sale exists at this stage. The only instrument open is a refundable Expression of Interest from ₹10 lakh, and an EOI is not a booking of any kind.

What is the difference between an EOI and a booking?

An EOI is a refundable place in a priority queue: no unit is attached to your name and no price is fixed. A booking comes later — only after UP-RERA registration and the formal launch — and price and terms become binding only in the registered Agreement for Sale, executed directly with ACE Group. What does the ₹16,995/sq.ft price actually mean?

It is the indicative pre-launch rate communicated through the developer's channel — not a registered or confirmed price. The communicated step-up to ~₹21,995/sq.ft at launch is likewise indicative, not a promised outcome and not a guarantee of appreciation. The registered price appears only in the Agreement for Sale once the project is registered.

What is ACE Parkway 2.0's RERA status right now?

UP-RERA registration is applied for and not yet granted, as of July 2026. We publish the registration number here the day it is issued and verified on the state portal — until then, no booking is solicited. You can and should check the status yourself at up-rera.in.

When is possession?

Nobody can honestly tell you yet. A possession date is filed with UP-RERA as part of registration, and ACE Parkway 2.0's registration is still pending — so no possession date exists on file. Any specific date quoted today is speculation, whoever quotes it.

Is ACE Parkway 2.0 the same as the ACE Parkway that's already built?

No. The delivered ACE Parkway (launched 1 July 2017, RERA UPRERAPRJ4514) is a separate, completed, ready-to-move project. ACE Parkway 2.0 is a new pre-launch project by the same developer with its own registration applied for — it does not share the older project's RERA number or approvals. Where does my EOI money sit until registration is granted?

With the developer directly — not in a RERA project escrow account, because the escrow safeguard under Section 4(2)(l)(D) of the RERA Act only activates once a project is registered. This is standard for a genuinely pre-launch project, but it is a real distinction we would rather disclose than bury.

Who runs this website — ACE Group or an agent?

Our sales desk — an independent, authorised channel partner (UP-RERA Agent UPRERAAGT000309/01/2026), not the developer. Visits and advice come at no extra cost to you; any eventual booking and all payments happen directly with ACE Group in your own name.

What happens at launch if I hold an EOI?

Once UP-RERA registration is granted and the formal launch opens, EOI holders are contacted for unit selection ahead of the general public, at the indicative rate they registered under. You see the confirmed price in writing and then decide: proceed toward a booking, or take the full refund with no deduction.

What should I verify before paying anything?

Four things: the promoter and project name against the UP-RERA portal at up-rera.in; that your receipt is in the developer's name; the refund terms and timeline, in writing; and the exact beneficiary of your payment. That checklist applies to any pre-launch project, ours included — an advisor who resists it has told you something.
